What is seller financing?

Seller financing occurs when a property seller acts as the bank, extending credit to the buyer to cover the purchase price. Instead of an institutional lender cutting a check, the buyer makes monthly principal and interest payments directly to the property owner based on mutually agreed-upon terms.

How much is the down payment?

You’ll need to put down between $20,000 to $30,000 depending on factors that matter to you such as: do you want to pay less per month, or pay it off in a shorter amount of time? There are other factors that can be involved to make the deal beneficial. When you're dealing with a homeowner rather than a bank, there is a lot of flexability & it's important to make sure you are making a mutually beneficial contract when all is said and done.

What will I have to pay?

The Monthly payments consist of 2 different obligations. The first obligation is the monthly lease payment to the community of Lake Fairways. Right now it is $1175 if you pay monthly or It's $1111 if you pay semi-annually. It is due to change I believe in September. I have not heard how much yet. The rest of the payment will go to me to pay off the house and all the extras that come with it. I require at least $1,000 per month. You are welcome to pay more monthly if you want to pay down the loan faster.

As far as the term of the loan, we can work that out I'm okay with going 30

Can I negotiate terms?

Once you finish paying off the home, you will receive the title & will officially be the homeowner. You will however, still be responsible to Lake Fairways for the leased land & you can negiciate that when your lease expires.
